Can NJ Whole Home and Building Decarbonization be stacked?
No. They are two separate programs, not one stacked rebate.
Heating and cooling can sit under one program at a time. Taking the larger Building Decarbonization heat-pump rebate pulls HVAC out of the Whole Home scope, which reduces the Whole Home rebate — there is no “$7,500 + $10,000 = $17,500” path. The only thing that stacks is 0% On-Bill Repayment financing, up to $75,000 combined.

- How much is the NJ Whole Home Energy Solutions rebate and what does it require?
- Up to $7,500 per single-family or small multi-family (up to 4 units) home, covering insulation, air sealing, HVAC, and water-heater upgrades as one bundled scope. It requires a BPI-certified energy audit as step one and a minimum 5% total energy savings. The full $7,500 is paid only when the bundled scope is completed — HomeWise manages the audit-to-payment paperwork end to end.
- Is this a New-Jersey-only service?
- No. New Jersey is where HomeWise built and proved its rebate-operations engine — one of the most complex utility markets in the country. The same playbook runs in any market: we onboard a state’s programs, eligibility specs, and utility portals as configuration, then handle the paperwork and reimbursement tracking for contractors and program partners nationwide.
- What is 0% On-Bill Repayment (OBR) financing in NJ?
- OBR is 0% APR financing repaid as a line item on the homeowner’s utility bill for up to 10 years — up to $25,000 for standard projects and up to $50,000 for heat-pump projects. It is the one element that stacks across NJ Whole Home and PSE&G Building Decarbonization, for up to $75,000 combined. HomeWise structures the financing alongside the rebate so contractors can sell on near-zero out-of-pocket.
- Are federal IRA tax credits part of the NJ rebate numbers?
- No. The federal Inflation Reduction Act tax credits (25C and 25D) expired on December 31, 2025. All amounts here are NJ state and utility rebates, current as of the date shown. HomeWise keeps program rules current so contractors never quote an expired or superseded incentive.
